it's about time...and the DELAY IS NOT OK ANYMORE
First thing first - Possession and livability within GPL.
1. GPL folks must start giving possession tower by tower - and ensure that each tower has its management and is livable.
2. the issue of possession has been dragging for very long time and many folks are running out of patience.
3. We all have lost significant rental and EMI interest on this project and yet there is no sign of SPR connectivity, water, electricity etc
What the end users would like
1. transparency on dates?
2. what does possession mean - what will it include and what will it not? (pre - possession letters dont mean much to us)
3. When will the society be formed?
4. What is ongoing maintenance model to ensure - Eden heights is per what was sold to us.
I am still optimistic but really frustrated with lack of concrete timelines been given. Glad to have a large group of Eden heights end users who are equally passionate about this subject and driving the agenda

Eden Heights Dec 2012
1. The project is running late by 2 years but there is light at the end of the tunnel - june 13 is looking very likely
2. Interior finishing work is going on - kitchen tiles are done, lifts are installed in several towers.
3. Mint towers is work in progress and so is the EWS apartment
4. there is a lot of construction all around so as part of the gurgaon manesar 2031 plan - the sectors beyond sohna road are the new grugaon sectors and will see a lot of development
5. SPR is still suspect...the revised timeline is June 13 but a KM strtch is under litigation...eventually it will come up because there is a ton of investment already happened around it so its only a matter of time and political pressure (builder/HUDA) and as soon as it comes up
6. Resale of 2150-2190 is approx 5400 (builder will offer buy back of 5100-5200) and if you are patient you can get approx 5400 right now.
7. Indus Valley school which is 50 meters from the GPL project is operational
implications of possession in 2013
1. infrastructure in sec 70 and neighboring sectors (roads, power, street lights - considering how safe gurgaon is :) )
2. connectivity via SPR (its really not feasible to use the badshahpur road to travel everyday)
3. security and safety in the neighborhood

Eden Heights - NOV 2011 UPDATE
Anyway, apologies for the long sabbatical since I was pretty caught up and busy with travels. Thanks to several other end users who have started a Facebook group of endusers - it's amazing to see such a strong community even before the community is formed!!! thanks to all for your participation
I visited the GPL SITE on 26th NOV 2011 and here are some observation
1. The Southern Periphery road is in a bad shape. some may say that work has started but till its not complete it's not complete and going thru badshahpur is pain.
2. There is way too much construction going on around the site - which is good and bad. Good because the property and area is showing signs of development. Bad because..there is no infrastructure and governance and civic amenities to meet the needs of the area...so the place doesn't look very inhabitable
3. The work on the eden height site is going on well (you've done the math by now). if the current date of possession is Dec 2012..its 5 years and given that MINT tower work is not started..even if you live in eden heights, you can expect constrution work to continue till 2014 -- :((( thats not cool!
4. All is not bad. The quality of constrution looks pretty good -
-----the basement looks solid
-----there seems to be sewage/drains in the basement for water not to accumulate (this shows attention to detail)
----- there is fire fighting provisions in every apartment
----- the club house is now moving to where the sample flat is - which gives a lot of greens to the users.
----- the massavie balconies look awesoem. Enough for my son to play cricket!!
----- the market rate for 2150 is Rs4550psft. And GPL folks still have a few units available...(duh! still after 5 years!! why). 2190 is not available and nor are the 4 BHK.
----- A broker recently called me and was offering 4200 for the 2190 in resale. I obviously didn't sell.
---- the grills on the balcony are different than what was provided in teh sample flat - i like the one on the sample flat.
----- if you have a 2190 apartment - your kitchen is only 3 feet away from your neighbors balcony..not very impressive design work!! This was the quesion I had asked on this blog 3 years ago and also posted to the architects...!!!
----- there is a nice space before the common bathroom near the living room in the 2190 apartment.
----- the lift lobby area looks a little dark..not sure what is the provision of covering the windows, is it glass or steel grills..I would prefer glass.
----- I didn't see a provision for a garbage shute!!!
----- GPL is providing some nano tech - feature that none of the residents will have to install DISH or telephone/broadband wires..all will be fed thru a centralized unit in the basement. I like it. It's subscription based..some initial payment and then i think rs 150/per month or more..not sure
---- MINT tower papers (clearance/licence) is almost there and work will start soon.
While there is a delay, i hope the builders will use this time to deliver a high quality product. That said, there are benefits of delay too
---- saves us some installments, therefore less EMI
---- saves us registration fees and maintenance fees
unfortunately we still have to fund the RENT, EMI etc.

EDC/IDC and MINT TOWER UPDATE
MINT TOWER - Yeah they screwed up!!! I don't know what was the problem considering that the mint towers were sold out 'instaneously' - probably just like Eden heights have only a few apartments remaining for the past 2 years :)..sounds like a joke now! Well long story short
-- The company is returning users payments with 8-10% interest pa. (hope someone confirms this)
-- Mint tower refunds doesn't have a big financial impact on the project as the builder had only taken the booking amounts etc..(thats what i gathered from GPL..investors know better)
-- Personally I doubt that MINT Towers will ever be built now. Lets see whats the plan to use the space
bottomline - IT SUCKS!! and doesn't instill a lot of confidence
EDEN HEIGHTS - EDC/IDC
-- the way EDC IDC works is (the less the developed area, the more is the edc idc...i.e govermenment needs that much more money to provide basic infrastructure... i.e broken roads, no water and electricity etc :)
-- EDC/IDC is something government charges so builder doesn't have control over it
-- QUESTION and I am tryin to figure this out --- EDEN HEIGHTS is already 1 year+ behind schedule so assuming that EDEN HEIGHS was delivered in Feb 2010 (3 years)...we would have been saved of the new EDC/IDC -- does it work like that??? If so then -
--- where is the penalty that that builder needs to pay endusers - i.e 3rupees psft per month x 12 months ..so for a 2000 sqft apartmenmt it turns out to be (2000x3)x12 = 72000 and interest etc and the additional edc/idc is approx220,000/-
i am trying to figure this out..any input is appreciated... obviuously all of us are feeling a little Short-changed!!!

Some clarifications required. Maybe we should meet...
No questions on the quality of the construction, we all agree that its good. But given that EDEN HEIGHTS is nearing possession some of the things become important from a END USER perspective
1. AIR CON Ducting - Looks like GPL is not providing AC DUCTING inside the walls. They will allow the owners to do it 3-4 months prior to possession.
2. Water Supply - HUDA doesn't have any water supply in those sectors so not sure how this will work? Is there additional cost etc? If so what??
3. Sewage - HUDA doesn't have sewer lines in those sectors - how will this be taken care of??
4. Hi-tension wire -- There is also ongoing concern among potential buyers and end users of the high-tension wires those are above one section of the eden heights complex. How does that factor in?
5. Approach road to Eden Heights -- Eden heights is not on the southern periphery road but it's a little away - who is responsible for constructing that road which will connect Eden heights to the main road?
6. Other projects that are just starting construction such as Tulip purple etc are quoting higher prices than Eden Heights - why? given that Eden heights is way ahead from a development perspective.
7. What are the finalized internal fixtures i.e...
All the above are very important questions and I am sure this group will have a lot more of those. SO PLS POST YOUR QUESTIONS...so that we can get some Clarity.
We have a good list of people on this forum and on Amit Shivare's Facebook group - think its time for us to put faces to names and meet !! May be we should plan meeting after Diwali

Welcome September
GOOD STUFF--Brick work going on at all the towers( Tower A - 4bhk ...looks like most of the brick work is done - in other towers the brick work is ranging from 4th floor to the top floor)
CONFUSED ABOUT--. I am still a little confused of the layout of the club house. The gentleman on the site mentioned that the layout model was the most updated but i am not sure....something i will confirm with GPL folks and update here.
CLARITY NEEDED-- . Still no clarity around how GPL plans to use the place where the sample flat is located...i am hearing mixed stuff sometimes i hear its reserved for a couple of very exclusive bunglows. I am also hearing that there could be another mint like tower and i am also hear that there is no plan for that land..it'll be empty. (i like the 1st and the 3rd option - no more mint tower)
4. MATTER OF FACT -- The approach is still from badshahpur village which sticks out like a sore thumb...and i didn't see any work on the SOUTHERN PERIPHERY ROAD...(i don't mean to say there was no work going towards the construction of the road...what i mean is that it not visible from the approach to GPL..)
5. CLARITY NEEDED --- In the scale model of GPL EDEN HEIGHTS shows a 24 meter wide road out side the complex...but what confuses me is that TULIP has apartments coming on both sides of the existing road a few 100 meters prior to GPL and if you drive past the two buildings of Tulip across the current road - you'll wonder how can a 24 meter road be built there...SO THIS IS SOMETHING WE NEED TO FIGURE....
There are still a rare few apartments available from the builder in 2150sqft but all 2,4 and 2190 are sold out. The resale for 2150 is 3200 and 2190 3400 - the word is that the builder plans to jack up the rates further...which should not be surprizing considering the rates in the neighborhood..

June 10 - Eden Heights progress report
First off, thanks for all the folks who contacted me via email or by phone and complimented on this blog..your compliments are much appreciated and I am very happy to hear that what we have been able to create with this blog is a genuine community of end users at eden heights. I also got a chance to speak with several of you expressing interest in my own property which i didn't want to part with at this point.
Ajay , Chetan - thanks for your email last night. Well, i feel the eden heights project is doing fairly ok, yes there is delay (builder claims 4-5 months, but i feel its more like a year considering i bought in 2007 with a 3 year window to possession) none-the-less the progress is good. Some of the pointers below will help you make up your mind
The progress report
1. Southern Periphery - YAY! finally the southern periphery road has gotten a go ahead and work has been allocated so hopefully we'll see a brand new road there by mid of 2011. 2. Tower B and C are constructed till 8th floor (a little behind other towers). Tower I is at 12th floor as of today. All other building structures are completed
3. Brick work and electrical work has begun in most of the buildings.
4. The other bit of news i gather is that GPL folks have some sample designs of villas (remember they originally wanted to make villas at the entrance)which they plan to build at the entrance..I still dont have the layout plans but will try to get those. this is also good news though
5. From a payment perspective - if you were go to by the construction link plan..many folks are sitting at a 95% payment structure..i know quite a few of you have paid upwards of 12 installments and some hovering around 8-9 too. GPL folks are now going less aggressive in seeking for payments.
I haven't gotten a chance to meet with Sandeep or his dad in a long time and it's partly because i haven't tried too hard but I ABSOLUTELY will be meeting them in the next few weeks to get some more insights into the project and share with ya'll. I also plan to visit the site next weekend ( 26th june and hope to share some pics then)
BTW - a very warm welcome to the MINT TOWER users to this site. i am glad you are finding the forum useful to interact.
Lastly, since we have a lot of folks interested in GPL, i am trying to talk to GPL folks to see if folks referring this website can get some discount (this is purely in the interest of genuine users and I am not a broker and seek no benefit from this)

Aggressive Payment plan, delay in schedule, flats for sale
a. Aggressive payment plans -- what the builder is doing is sending letters based on per tower completion of work per tower and if you visit the site you'll notice that some towers are moving very aggressively compared to others
2. Delay - I visited the site about a month back..work is going well but i am concerned about the delay in possession. Technically the possession should be oct 2010 (given that they launched the project in oct 2007)..but I am not sure we should expect it before oct 2011. i.e i am still not sure what will come up where the current show-house is...earlier it was the villas and now..??
3. Those interested in buying flats ..i know of a couple of folks who may be seling...(i am not sure yet but I may also consider too as I am looking at buying another which is ready to move in near my kids school) -- pls let me know via email if someone is interested...vix_bh@yahoo.com
4. good news is that the southern periphery road work is soon begining which will finally connect golf course extn to haldirams

1500 and 2190 going for 3000 PSFT
The good news is that there is sudden uptick in demand and the new sectors are seeing it too. Let me focus on Eden Heights progress
1. Flats sized 1500 and 2190 are now being sold for 3000 psft (YAY!! finally some reason to cheer).
2. Flat 2150 - is being offered at 2800 psft.
3. Launch of penthouses on the top-floor- the design work is not finalized yet but the size is going to be a ballpark 3500Sqft and these apartments will be priced differently.
4. Possession is expected before the close of 2011 (delayed --- 2 more years..a little disappointing considering that i made the booking in Nov 07 - 4 YEARSS as opposed to promised 3 years at the time of booking...while this is expected in India but I hope its no longer than that!!)
5. I visited the site a few weeks back and the quality of work being done seems good - which is encouraging.
I am still n ot sure of what GPL groups strategy is with the land they had initially kept for villas - I wont be surprized that if market is upbeat then we might seem those villas being offered.

Long time, no excuses for being away. Call it the FY'10 planning blues or simply being distracted with other things - including baby managements (guess you guys know I have 2 toddlers - one is 2.5 yrs and the other turning 1 next month). We'll i'll not bore you to death with my personal details so getting to the point

i have tried to identify the towers so you guys see it clearly.
ONE concern I have
the gap between towers is not more than 2-3 feet..which seems so small and almost scary. I am sure the civil guys have done some research - but it looks ugly and one can jump from one balcony to another if you have one of the 2150 sqft apartments. i'll speak GPL folks and get their reasoning.
Bottomline - work is going on but not at a pace i'd have liked - nonetheless there is progess. MINT Towers are almost sold out so good thing is that GPL folk have cash flow.

mint towers and eden heights
a. low cost apartment
b. volume (8 flats on each floor..ouch!! thats a lot)
c. lot of press and visibility by means of hoardings etc which is also creating more visibility for eden heights
what i am not particularly impressed about is
a. I feel this compromises the "luxury" promise of the Eden heights
b. mint tower is at the entrance and there is still a lot of place open (where vilas were planned - what happens to those - MORE low-cost towers??? - hope not!!)
c. Gentry of the complex
d. pricing of mint towers
anyway, looks like construction is going well for the rest of the eden heights.
amit - your message in the last post about tower D - i am not sure if folks have receive the note for fifth installment for tower D...hope to have someone responding to this note

Update - meeting with Sandeep and Mr KL Gupta
1. They have hired a dedicated CEO to focus on the Eden Heights project (which continues to be a brand building, flagship project for them). Though I don't remember the name of the guy but according to Sandeep, the CEO comes with very good credentials and was responsible for completing some Mahindra's project in faridabad ahead of time... YAY!!
2. Mr KL Gupta explained to me why we were seeing different progress in different towers
- he said that it was not practical to make all towers at the same time and we'll never find a construction project working that way.
- They are focussed on getting the building higher so that work can continue at a rapid pace even during monsoon - which made sense to me
- they have 2 contractors among whom the project is distributed - this helps in healthy competition, less dependancy on one, and higher quality - and sometimes this also leads to differnt pace in differnt towers
3. Both Sandeep and his dad were confident that the next 6 months would give all us better visibility of the project and we will definitely see work only getting faster and building coming up quickly from hereon
4. They are committed to the eden heights project and when i asked about date of completion - they acknowledged that there has been some delay (due to some licenses - now they have all) and will be able to tell us a fair date of possession in the next 6 months. They are very confident that the project will be delivered sometime during 2011...(that is what most of us thought when we took a poll on this site about 6 months back)...so obviously we need to stay clued on.
5. Villas- I was actually pleasently surprised when Sandeep said that they were assessing if the current economic times made sense for them to build vilas' and were re thinking the strategy for that land - it could be floors - its all on the drawing board but more to come.
6. Both Sandeep and Shree KL Gupta - sounded confident with the bank support to complete the project even if 100% sale was not achieved. They, however, did highlight that it was important for them to keep receiving funds/payments from end users so that they have working capital to keep the project moving -- which makes sense to me.
Bottomline - Like most of you, I too feel encouraged everytime I meet Sandeep and his dad and I am hoping that they will live upto the expectations and committments we have of them and the project.
I am writing this post in a little hurry but I think I have covered most of what I discussed with them and incase i remember more i'll make sure to update...NOW lets see what questions/comments you guys have. Teekam, i know you were visiting the site today, any updates??? Samir, hope you had a good trip back...

Cheap tactics by TULIP...

Update - High Cost in Sec 70, Construction of tower I and villas
1. Cost in and around Sec 70 - Its a known fact that commodities that control inflation rate in india has lost their sheen and prices are significantly down i.e cement, steel etc and the arguement by builders don't hold weight when they try to justify a no-frills apartment for 2500 - 2700 psft in a non-developed area. the cost just cannot be more than 1800 (tops)
2. Tower I and the villas - The work to start casting of the basement raft of tower I has not yet begun. The thought is to bring the other towers higher so that they are visible from the perimeter of the site (probably sometyhing to get the buyers interested...) so what this means for
A) those in tower I
- delay in tower I
- if GPL were only to focus on development of tower I at a later date, back to back payments of two installments etc
B> those in other towers
- quicker completion of the ground floor i.e you can expect to receive payment note for another floor (i am not sure how they intend to charge...)
3. Villas - the completion of the project means we should have the villas also done? so far there hasn't been a single advertisement for villas so when possession comes i think it should mean the complete EDen heights complex and not a half cooked complex where construction for villas is starting...
I am a little nervous, given that we would have soon paid over 50% of the cost of the flat and the construction is only upto basement raft and the delay in possession penalty is a meagre 2rupees/psqft...
I will be talking about these with Sandeep soon, if you have any perspective pls share. As i said it's good to stay close together never know when we may need to voice a common concern...

The Site, Payment, Basement Raft and pics
Guys, thanks for making this forum very interactive. I was about to write the 28th comment in the previous post but thought this deserved a whole new section.
So, today (7th March, 09), I went to the site and was pleasently surprized to find a very smartly dressed Manish at the sample flat and I also met Sandeep Gupta at the sample flat. Manish gave me a tour of the construction site (PICTURE are posted on the link to your top left). Here are some reviews
Sample Flat
>> Sample flat was very neatly maintained - they fixed the seepage etc.
Construction update
>> Basement raft of Tower A (4bhk) is completed - pic attached
>> Basement raft tower D,E,F almost completed (i may be a little confused with the alphabets but will update after checking with manish once again)
>> basement raft for B,C, G..work in progress
>> basement raft H, I - digging going on will take a few weeks more for casting.
Southern Periphery
>> Sector 56 now connects till vatika city (sector 66 and Sohna) - very nice road and take approx 5 mins to get from sec 56 to Sohna.
Overall, I felt a little reassured after looking at the progress at the site. Sandeep was with his friends and I was with my family, so we couldn't spend a lot of time together. We would be meeting next week. But in my brief chat, he felt very confident of the project ...

Eden Heights - Whats next?
1. As promised I tried contacting Sandeep Gupta on phone but couldnt get to him but will talk to him as soon as I am able to and provide some more details to all of you
2. I did speak with Manish and there was nothing new I heard i.e
>> work on basement raft is goingon
>> project is as per schedule
>> 2.5 years from now will be the possession
>> the land around GPL which was owned by Unitech is now bought over by Tata housing
>> if someone decides to move out 20% of BSP is retained by GPL.
3. Some other aspects
>> the good news is that the home loans are more affordable now (9% compared to 13%)
>> the other thing we all may be thinking is how all of the eco meltdown impacts the GPL project and what it'd mean for us as end users
== would there be more construction around sector 70?
== is the project viable for gpl
== would GPL compromise on the quality due to increased cost
== the property prices are expected to fall further (does it make sense to stay invested in a sector 70 if you get a ready to move in apartment in the more developed sector in gurgaon)

I've been away
Sorry I have been away and haven't gotten a chance to write here. Manish from GPL sent me some pics that were taken during bhumi pujan at the time of casting of the basement raft...If you look at the link on your left you will see the pics. Overall here is what is going on
1. Looks like the construction is in progress as expected
2. The sale is still at 70% or less and folks are able to negotiate better prices (this is my guess)
3. I haven't heard of the EDC bit but i know thats the new ruling in Haryana and will apply to GPL sooner or later.
4. The next payment is round the corner - expect the letters coming out to you in January or 1st week of feb. This will be the 4th payment and probably the heaviest on your pocket
5. Southern periphery road that will connect sector 56 to Sohna and then to GPL is well underway
6. don't expect eden heights to touch 3000 +/sqft very soon. It will tread 2700 - 2800 till some construction is done
Market
1. Property market is really down..i know that gurgaon is down by 15-20% and brokers are screwed up badly
2. home loans are going to go down - to a 8-9% very soon so if you are planning to take a loan and can wait a month or two, it may be worth it
What all are you guys hearing?? I promise to write more often. Hope you guys are hanging along fine and have a blast on christmas and new years!!!

Sample Flat Review
1. The sample flat exceeded expectations (due to all the fancy interiors). Without the interiors - I cant comment
2. Really liked the quality of wodden flooring in both the bedrooms
3. Kitchen - thought a little small had nice granitie ( or granite like stuff), hob, chimney. I think the modules can have more advanced storage spaces
4. The aluminium doors - excellent quality.
5. Balcony - awesome. Sometimes I wonder if they could have reduced the width of the balcony from 6FT to 5 on both sides and increased the inside space without compromizing on area
5. Use of space just after the living/dining room was nice.
6. The anodized aluminium frame doors in room had only 2 slide panels..what this means is that you cannot put a wire mesh door if you liked. I'd recomment GPL to add 3 slide panel frame (customers like us can get the wire mesh door put if need - but the option should be provided)
7. bath fixtures were ok.
8. The sample flat has a lustor paining while a raw would have acrylic paint
9. I didn't quite like the green tiles in one of the bathrooms
10. I was never a fan of wall papers in india but the wall papers were really neat..
11. In-house doors were absent so i am not sure what type are they using
WHAT changes will i make if i get a raw house
1. get lustor painting done - may be use wall papers
2. get "grohe" or "rocha" bath fixtures
3. get an electronic shower panel put in the master bath.
4. Marble flooring in all rooms and keep the wodden in bedrooms
5. Get a wire mesh on all doors and windows (aleast 1 in each room)
6. upgrade the modular kitchen
needless to say some interior work...
