basement raft - more!!
Hey Folks ~ its been a while and I am going to keep this posting short. So i cycle a lot these days- bought a really cool TREK bicycle and do all sorts of things and explore new places around gurgaon. And to get to one of the places I usually cycle past GPL Eden heights site - which is good as it gives me regular updates of progress on the ground.

The Site, Payment, Basement Raft and pics

Guys, thanks for making this forum very interactive. I was about to write the 28th comment in the previous post but thought this deserved a whole new section.
So, today (7th March, 09), I went to the site and was pleasently surprized to find a very smartly dressed Manish at the sample flat and I also met Sandeep Gupta at the sample flat. Manish gave me a tour of the construction site (PICTURE are posted on the link to your top left). Here are some reviews
Sample Flat
>> Sample flat was very neatly maintained - they fixed the seepage etc.
Construction update
>> Basement raft of Tower A (4bhk) is completed - pic attached
>> Basement raft tower D,E,F almost completed (i may be a little confused with the alphabets but will update after checking with manish once again)
>> basement raft for B,C, G..work in progress
>> basement raft H, I - digging going on will take a few weeks more for casting.
Southern Periphery
>> Sector 56 now connects till vatika city (sector 66 and Sohna) - very nice road and take approx 5 mins to get from sec 56 to Sohna.
Overall, I felt a little reassured after looking at the progress at the site. Sandeep was with his friends and I was with my family, so we couldn't spend a lot of time together. We would be meeting next week. But in my brief chat, he felt very confident of the project ...

Eden Heights - Whats next?
There was not much news that I had to share so I didn't update the site but thanks all for the updates and comments. The one thing I can tell you is that groups and forums like this are more popular than ever (many end users are creating/joining such forums to muster strength to wear this real estate storm). So here is some update
1. As promised I tried contacting Sandeep Gupta on phone but couldnt get to him but will talk to him as soon as I am able to and provide some more details to all of you
2. I did speak with Manish and there was nothing new I heard i.e
>> work on basement raft is goingon
>> project is as per schedule
>> 2.5 years from now will be the possession
>> the land around GPL which was owned by Unitech is now bought over by Tata housing
>> if someone decides to move out 20% of BSP is retained by GPL.
3. Some other aspects
>> the good news is that the home loans are more affordable now (9% compared to 13%)
>> the other thing we all may be thinking is how all of the eco meltdown impacts the GPL project and what it'd mean for us as end users
== would there be more construction around sector 70?
== is the project viable for gpl
== would GPL compromise on the quality due to increased cost
== the property prices are expected to fall further (does it make sense to stay invested in a sector 70 if you get a ready to move in apartment in the more developed sector in gurgaon)
obviously, these are tough times for the economy, for each of us. Lets stay close and monitor the progress of eden heights closely. Thanks for keeping it active and for all the comments and emaisl you guys have sent.

I've been away
Hi folks, Long time!!!
Sorry I have been away and haven't gotten a chance to write here. Manish from GPL sent me some pics that were taken during bhumi pujan at the time of casting of the basement raft...If you look at the link on your left you will see the pics. Overall here is what is going on
1. Looks like the construction is in progress as expected
2. The sale is still at 70% or less and folks are able to negotiate better prices (this is my guess)
3. I haven't heard of the EDC bit but i know thats the new ruling in Haryana and will apply to GPL sooner or later.
4. The next payment is round the corner - expect the letters coming out to you in January or 1st week of feb. This will be the 4th payment and probably the heaviest on your pocket
5. Southern periphery road that will connect sector 56 to Sohna and then to GPL is well underway
6. don't expect eden heights to touch 3000 +/sqft very soon. It will tread 2700 - 2800 till some construction is done
Market
1. Property market is really down..i know that gurgaon is down by 15-20% and brokers are screwed up badly
2. home loans are going to go down - to a 8-9% very soon so if you are planning to take a loan and can wait a month or two, it may be worth it
What all are you guys hearing?? I promise to write more often. Hope you guys are hanging along fine and have a blast on christmas and new years!!!

Sample Flat Review
I have been caught up with a couple of things..had my second child (a baby boy on 11th oct), that kept me busy for a few days and thenI have been sleep deprived and very recently running high fever. Today I musterd courage to drive up to the sample flat and here are my observations
1. The sample flat exceeded expectations (due to all the fancy interiors). Without the interiors - I cant comment
2. Really liked the quality of wodden flooring in both the bedrooms
3. Kitchen - thought a little small had nice granitie ( or granite like stuff), hob, chimney. I think the modules can have more advanced storage spaces
4. The aluminium doors - excellent quality.
5. Balcony - awesome. Sometimes I wonder if they could have reduced the width of the balcony from 6FT to 5 on both sides and increased the inside space without compromizing on area
5. Use of space just after the living/dining room was nice.
6. The anodized aluminium frame doors in room had only 2 slide panels..what this means is that you cannot put a wire mesh door if you liked. I'd recomment GPL to add 3 slide panel frame (customers like us can get the wire mesh door put if need - but the option should be provided)
7. bath fixtures were ok.
8. The sample flat has a lustor paining while a raw would have acrylic paint
9. I didn't quite like the green tiles in one of the bathrooms
10. I was never a fan of wall papers in india but the wall papers were really neat..
11. In-house doors were absent so i am not sure what type are they using
WHAT changes will i make if i get a raw house
1. get lustor painting done - may be use wall papers
2. get "grohe" or "rocha" bath fixtures
3. get an electronic shower panel put in the master bath.
4. Marble flooring in all rooms and keep the wodden in bedrooms
5. Get a wire mesh on all doors and windows (aleast 1 in each room)
6. upgrade the modular kitchen
needless to say some interior work...
Pics were not permitted - though I had my camera and many opportunities to take pics - I didn't. GPL will be sending us CD with a pictures.
