Welcome April...

Hey Folks - Did you like the pictures? Want more?
OK - We couldn't have expected for a better begining to April (weather wise), the temperature is hovering between 33 (high) and 19 (lows) ...and its gonna get hotter from here. In addition, April is probably that time of this year when we all may be expecting a notice from GPL for the 3rd payment - its getting bigger and heavier, rite - so if you have booked a 2150 or 2190 sqft apartment; the paymant is probably gonna be close to Rs8,00,000 - Rs10,00,000 ....OUCHH !!! that hurts but it's for a good cause, isn't it. I will update when I hear about the exact due dates. Few questions folks have posted on this blog and I don't have all the answers yet but thought it'd be good to highlight

1. What is holding GPL to begin excavation? Is it the licence? And what about the license?
2. if all the licences are not in place - is it still ok to build the Sample flat?
3. Why are private sector banks not offering loans for GPL project?
4. Are BoB and OBC the only options?
5. Why is GPL not advertising as much as some of the other newer projects?
6. Will the rates be revised after sample flat construction?
7. When is GPL opening bookings for the vilas?
8. The specification say "laminated wooden flooring" - does it mean its not hardwood flooring in the master bedroom?

Feel free to post any other questions you have and i'll try to get some answers...soon!!

I wish GPL can share their perspective on the questions raised by all of us.

It is just strange to see advt. of small time projects in papers but GPL. Not a even a single agent is publishing advt. on their behalf as if GPL does not exists in property market.

I cross my fingers and pray if there is no big hurdle.

Thanks for this updations, As i'm not in india, these feed backs are the only way to get the current status, deffinitelly we have some doubts on GPL, But as per my other investments done with some other builders in the same zone, i'm little bit more comforatable with GPL. In feb end when i called GPL office, they told me the next due date is end of May. Let's see when they will send us the official docs asking for the payment.

Some additional thoughts/comments..

1. GPL definitely has quite a few flats they are holding on to till they complete the sample flat

2. Once sample flat comes up - i can guarantee that they will jack up the prices significantly

and that may be when the second string of advertisement campaigns will begin. It makes more sense.

If you ask me its a wise thing they are doing by not wasting all the money in advertising when they can put it to better use. I definitely expect adverts as the sample flat is ready for display

Normally new player - builds up working capital by giving initial discount, best price offer etc etc...think about the customer - we all agree to invest in GPL becasue we are getting more for the price... they use initial investment to get the project going and builds up market reputation..once they reach to the point where they believe they can make more money then they go for second set of marketing stratgey..
Every builder tries to sell their flats at heigher rate later..once smaple falt will be ready then can get extra 400-500 INR PSft for the same falt..so why not wait?

Looks like the layout plans will get approved this week. Also heard that HDFC may start offering home loans in a week or so...encouraging to hear about this.

In addition, allotment will begin end of april or 1st week of may (thats when we need to keep our 8-10Lacs handy)...

In addition - grapewine has it that ICICI is not offerning home loans yet - they are struggling with the earlier loans and want to minimize lending in the reality sector...how true this is - I am not sure !!!

Samir - Allotment will begin during the 2nd week of May (may get pushed by a week or so).
RE - Sample flat >> Work is going on at a rapid pace but I don't see it ready until mid/end or may.

Maninder - PLC will be different for (pool facing, garden facing, the floor etc) but the way the builders work the PLC every customer ends up paying a PLC for some rhyme or reason :)..builders make every location a "preferrerd" location.

I had a small talk with Manish Pandey this mornin and it seems they are still waiting for lauout approval... he seems confident that allotment may start from end of this month...

Just wanted to share with everyone that my husband had a chat with Mr. Gupta sometime back and must say the man has some very lavish plans for the place... as per him, Edeb Heights will be one of the most plush and lavish colonies in Gurgaon... am keeping my fingers crossed to that...

Hi Mukti - As always I am glad that with this blog; not only are we creating a community of Eden Heights end users but also sharing information on the project as it takes shape and 3 years is a long time...

Looks like Mr Gupta is getting popular with us. Sandeep (Gupta) - if you are reading - I think its excellent that you are able to instill faith in the project even before we have a sample flat - KUDOS!!

Sounds like allotment will start in first or second week of May...Will that be lottery based or first come first serve?

This what I got from GPL ->
We have already received LICENCE & Building Plan from the DTCP and the sample flat is under construction, it will be Complete May Last Week. and Allotment will be start May Second Week.

Home Loan facilities are available from Bank of Baroda (BOB), Oriental Bank of Commerce (OBC), Punjab Housing Finance Ltd. (PHFL), LIC Housing Finance Ltd. (LICHFL) & Axis Bank.

I think for Allotment, they will come out with heavy PLC charges, as now its a common Statertigies for all builders to make more money ....

Here is what I know of PLC (some of my information dates back to November 07 when I booked the flat)

Ground Floor - 150PSFT
1st - 3rd floor - 100PSFT
3rd floor and above - NO PLC

POOL and GARDEN FACING - 100 PSQFT
PARK FACING - 50PSFT

Obviously - most builders ensure that every flat falls in any one or more of the above "forced" preferences :). Lets wait and watch

Do you have any idea about,
if we need little-bit modification work, are they/GPL flexible to do the same (deffinitely on extra charges)
or they are just stik to their freezed designs?

Maninder -

i think it'd be possible as I am also looking to make some modifications in the house that I booked with GPL. Though it may not be the top priority for the builder but if you are willing to pay they may do it but it'd depend on the changes you have in mind.

I have previoudly worked with some builders who only took the difference example i wanted to change from one type of flooring to another (the builder did it for me and took only the difference in amount) -in NCR no builder will provide you the difference you may provide the stuff and pay labor charges.

I am eager to look at the sample flat so that I can determine the changes I wanna make and then talk with GPL folks around the mechanics of the same, will certainly update the blog if I find more details. Hope this helps...
