Sample Flat / PLC / Market sentiments & Eden Heights





Sample Flat
Probably it was my jet lag that was making me act a little paranoid but despite trying to catch up on the time difference I decided navigate the poor roads of Gurgaon to the non descript Badshapur village, to the GPL site. I have to say that I was a little disappointed with the progress of sample flat...it didn't look much different to me then what I had seen it a few months back (just that the roof was coming and the exterior walls had a cement coating to it)...so anyone who tells you that the Sample flat will be ready in July is NOT giving you the accurate pics. I don't think it'll be ready until end of August or early Sep. Which makes me wonder if the project is running behind schedule ... nonetheess good thing is that the work is progress
PLC
A lot has been said about PLC and looks like we all realize that it's probably a way for builders to make more money. I was amused that CORNER FACING had a PLC to it...soon we will probably have road facing, mountain facing - even if it is 10 mile away :), Neighbor flat facing haha :)...sky is the limit - PLC really made sense if it was applicable to pool facing or sea facing (in Mumbai)..., I am not sure what builders will offer us If we ask them for a flat without PLC :0).
EDC/IDC
my letter says that EDC/IDC is 200psft - not sure if it is more or less? Any thoughts??
Finally - Market sentiments
Given that the market is seeing a severe downtrend (real estate bigges like Unitech, DLF etc have lost close to 50% in market cap...)...(OMG!!) and inflation touching 12% (WTH!!! ..which is unimaginable) and home loans (12% - 14% - what the f***)...makes me wonder what impact all of this is having on GPL promoters...and I hope that they don't compromize on the quality to battle the market factors and leave the customers (us!!) short-changed!!

Thanks for this update Vik, really i was expecting this time a fully furnished sample flat with all interior work, i think this pictures brought some dissopointment for all end user like us who has invested in this project, even few months back when i called GPL office, they gave up max end of june as sample flat completion date.....

Also Have you spoken to any site supervisor/engineer regarding this status or is there any variation for the date that they have given for final possession (ie Dec 2010)

Hi Maninder - It's obvious that they are a few months behind schedule...probably its due to the time they took to get the licenses etc...

On a slightly different note - I am begining to see many adverts for DLF and UNITECH commercial property soft launces in SEC 71 and 74 which is across the road from EDEN HEIGHTS... looks like a sign of development in that area...

Thanks for the pictures.
I am also an investor in this property and recently received the letter. I am surprised by PLC of 100 for park and 50 for swimming pool respectively. As I can understand 2190 sqft apartments are all park facing and there is already a premium for this specific plan.
I am not happy with the allotment procedure. They have asked 3rd installment within 15 days. Just want to know you feedback around the same. Cheers!!!

Hello Everyone,

I am also one of the end users of Eden Heights. First of all, thanks to Vik for sharing all the information and photos, really useful.

EDC/IDC is normally charged @ 145 to 185 psf. Not sure why they are charging @ 200. I agree with 'as'on the PLC being charged. These charges in some cases are higher than what other renowned builders are charging. Similarly IFMS @ 100 psf is higher what is being charged by other buliders on their projects.

Finally, I do think that delays are normal in construction projects but I would expect some element of certainty. Last week, I called GPL office and I was informed that sample flat is ready for interior work and that should be completed end of July. Not sure if this is true. They have agreed to send some pictures.

Vik Thanks for your efforts to make this forum useful.

1. Few days back I have visited the GPL office and met with Mr Sandeep Gupta(MD GPL) according to him EDC/IDC is reduced and now it is 185/- psqft.

2. Sample flat as per them will be ready some time in mid August

3. IFMS 100/- psqft is quite high compare to others . Normally it is 50 /- psqft...When I have asked about it... according to them it is required to maintain the society properly...

Hi Amit - Yes I heard that the EDC/IDC is now Rs185 psqft and the difference will be adjusted in the next payment. The letters sent now calculates the amount due from us on a Rs200 psqft.

As long as the Rs 100 psqft IFMS comes with a rationale to provide better services to the Eden heights society - I wont complain too much...but there better be a marked difference in the way society is maintained :)

As always I am glad you all find this forum interesting.

"G" - I really cant imagine how GPL would be able to complete the sample flat by end of july. Last week of august or early Sep is the best case scenario if you ask me but I am as excited to see the sample flat and if they are able to do it earlier..it will only make us all happy!!

hi guys i am an air force officer and i have booked a flat 2150 ft and am going to be the end user.
till now i have been reading all reviews. the only comment i have is that this area would be great after 3 to 5 yrs and what has really been a nice experience is meeting Mr Gupta (senior) he is a very pleasant person and knows what he is doing.
the PLC EDC etc seem to be slightly higher but if we get what they are promising i am sure it would be an exellent product.
i think we the investors of this project should always stay connected thanx to the friend who has posted the sample flats pics

Hi guys,

I read the flat buyer agreement today. I have some concerns which I thought I should share with you and get your thoughts on the same.

1. The clause no 19 (a) mentions that the flat will be ready in 3.5 years from the start date of construction of the block to which your flat belongs. I think this is totally ambiguous. when I booked the flat I was told it would be 3 years. That time I had expected that by the start of 2011 the flat would be ready but now even end of 2011 looks doubtful. I spoke with the Sr. Manager who could not answer this question. He said that he will try to get the answer from construction head.

2. Another clause mentions that in case, the company/ maintainance agency gets a bulk CNG/ LPG connection, flat allottee agrees to pay the amount for that. While I think that this might be good that we have this kind of facility, I just wonder if builders can force buyers to adhere to this kind of agreements?

3. Charging PLC of 100/- is totally surprising. I am now very worried about any costs that might be passed on to us in the middle of construction when we have no option of taking a step back.

What do you guys think about all this? Hopeful of getting your comments soon.

interesting to learn about clause 19 (a)...and I too have been hearing from November 2007 that it's a 3 year project ...but this clause makese the end date much further away ...I am to see my flat buyer agreement tomorrow so will see if I find other clauses.

1. DLF corporate greens - Sec 74 A (5000- 6000 psqft)
2. Unitech Commerical - Sector 71 (5000 - 6000 PSQFT)
3. The Orchard - sec 71 (16 acres luxury apartments.. - price unnknown to me..

- So what minimum KVA power backup is being assigned to every house

frankly speaking I am dissappointed the way GPL is doing the work....last month when I visited the GPL office they told me that work on interiors is started and will be finihed by mid August...but I am not seeing any hope...second thing 3.5 year clause is really bad...

we will got the possesion of the flat in the year 2013...I am dead sure...
