mint towers and eden heights

We've all seen a lot of press around MINT Towers, I for one don't know how to interpret it. on one hand it's a good source for cash flow for the following reason

a. low cost apartment
b. volume (8 flats on each floor..ouch!! thats a lot)
c. lot of press and visibility by means of hoardings etc which is also creating more visibility for eden heights

what i am not particularly impressed about is

a. I feel this compromises the "luxury" promise of the Eden heights
b. mint tower is at the entrance and there is still a lot of place open (where vilas were planned - what happens to those - MORE low-cost towers??? - hope not!!)
c. Gentry of the complex
d. pricing of mint towers

anyway, looks like construction is going well for the rest of the eden heights.

amit - your message in the last post about tower D - i am not sure if folks have receive the note for fifth installment for tower D...hope to have someone responding to this note

Hi, I am new member of this blog and yours future neighbor. I have booked a flat in MINT tower. I want to know to that has GPL got all approvals for MINT towers and when they are going to start construction work of this new project. Will they give possession on the same time as Eden Heights (March 2011)Please help me.

Rajiv - Welcome to this forum. I am not sure if gpl has all clearances for mint towers but it will be good for you to check with the sales team and if you hear pls update us too. if i get a chance to speak with gpl folks i'll let you know.

possession by March 2011 - I cant imagine if they will delay eden heights beyond that but not sure of mint towers. Seems like a stretch given no work on the ground has started for mint towers (digging etc..that itself takes several months)

Hi all,

The realistic time frame ( still crossing my fingers ) would be end 2011.

To my knowledge Mint will be delivered along with other towers.

I’ve been to site 2 days ago. Latest update :
A @ 1st floor
B & C - not started
D @ 1st floor
E @ 2nd floor
F @ 2nd floor
G @ 2nd floor
H @ pillars are being made at basement raft
I @ to start from basement

Work is at good speed. Spoken to supervisors of contractors, they are receiving 'march ahead' instructions. Lot of positivity in staff in terms of quality of construction.....speak very high about fair approach of GPL management and its philosophy to give quality product to users.

One can really feel happy while approaching the site as the building is mushrooming and can be seen from distance.

Although it is late that original plan ( we all know the situation around reality ) , but still if they deliver it in 2011 it will be good for all of us dear neighbors !!

Thanks a lot Vik and Amitabh.I have checked with GPL official and they are telling it would take at least 1-2 months to get building and floor approval for MINT towers. will keep u updated.

Hi All,

I am a new joinee in this batch of prospective residents of Eden heights and Mint Tower.
I checked the progress on towers today and things are moving at a good pace. The front towers have moved to 3rd floor.
Mint they are looking to start constructing by Feb next year and possession they are promising by end of 2011.
As of now the license approvals for Mint is still awaited after which banks can give loans.
I hope it let us celebrate the New year of 2012 together...

I am a new user and I am looking to buy a 3BHK in I tower @2800 for 2190 sft area.

Can you please advice me whether to go for it or not?
Is the price justified and how much negotiate I should do with them. I am planning to negotiate next week but before that if you guys can help me out, it would be really great of you all.

Hi All

I have read somewhere that Govt. is planning to waive off EDC on housing, so will that impact existing buyers like us or only for the new buyers, does anyone has any clue in that front?

Hi Guys!!!
This is the 1st time I am writing here although following this Blog for a very long time. Had a site visit today evening and seems like the construction progress is quite satisfactory. They are almost finishing tower H basement raft. I guess tower H flat owners would soon be getting the 4th demand request.

No update from a long time.....

one other thing in one of my other booking in gurgaon (that i did 1.5 year back), now that builder is demaning 170/- per sq ft more edc/idc(total arround 360/-sq ft) as he told us that it has been increased by the Government only.
Any idea.... if GPL is also going to do the same??????

Hello Mani,
I hope they do not increase the EDC/IDC here in GPL. I guess you should ask the builder ragrding the actual intimation that they got for increasing the EDC/IDC. I have heard these builders manupulate the rates thru EDC/IDC. They show the basic rate as less so that people are attracted but that is being compensated by higher EDC/IDC. see the EDC/IDC of Unitec in sector 69-70. They are almost charging around Rs 350 psft. There is no transparency at all regarding edc/idc anywhere.

what is system of calculating edc charges
open balconies are taken as open area or covered area as per law of the land
can we request shri gupta to call a meeting of members toexplain the same

The construction of MINT tower is not yet started, I spoke to GPL yesterday ( 12-Jun-10) about it, and according to them it will going to take 1-2 months to start. Does anybody have any updated on it.

I have the same update Manish. since over an year their their favourite statement of 2 months for approval has not come to an end. God knows what they are upto.

Does any body have any update over Mint tower? I checked at the site Office, where they reiterated that all necessary approval has come, now this is only upto Guptajee to give order for construction. As you could see that Tulip group nearby has already started the construction under low cost affordable housing scheme of Haryana Government. So approval is definitely not the issue, only thing which I could see is that they are waiting for realty market to go up to earn good money from rest of the 60% flats left in Mint tower

I bought a flat in Mint Towers and its been almost 1 year but the construction has not yet started.

Everytime i call them to ask about the plan they have, i get the same answer as to they still do ont have all the necessary clearances to start the development.
Its a cause of concern for me.
Please let me know if any1 has any idea about the same.

Hi i am new member of this blog and your future neighbor,i hv also booked a flat in mint tower after been more than one half year and nothing is happening at Mint towers .After calling their office you got the same old reply waiting for approval from Town planning office.
does anybody have an update on this.

Hi ,

On speaking to GPL guys , they say that they still havent got the approvals and asking people to take their money back with 18% interest.

Also , they said 25 people have taken their money back .Although I do not know if it is the truth.

We need to do something about this.

Hi,

I checked with Manish the AGM marketing and he said the request of plan approval for Mint Tower was rejected in December due to density issue. They have reapplied with the same figures without any change to persue with the fact that they HUDA earlier released a memo allowing this density and can not reject the proposal now. This will again take its due time 1- 2 yrs may be. Can not say the future of the tower exist or not!!

Hello GPL Mint Towers owners-
It was me who has posted this following blog last month. I have deleted due to some personal reason and wanted my money back from GPL without any conflicts. Fortunately have got my money back y'day and I have bought a bigger 3 BHK flat in Noida with a reputed big builder. First I have decided to take an action but my parents suggested to get refund then do anything because my money was with the builder. I had a long discussion with builder and broker Infracon (Mr Praveen and team) plz don’t trust them they are only speak in favor of GPL not customers . Both builder n broker kept us in dark and don’t' know future of MINT tower. When I have asked abt approval status they said they would again try n gave me a settlement letter that was in their favor but at the end of the day I have got my money back with a very good interest rate. I am one of the victims and just want to aware all of you serious end users. MINT tower may come or may not but according to broker it will never come. Eventually it will be ur decisions to wait n watch or quit , I have opted to quit.

****I have also bought a 2+1 BHK flat in MINT tower in 2009. I have a bad breaking news. I had a word with GPL officials yesterday (29Dec 2010) and they said that building/floor plan has been rejected by Haryana Govt after a long wait of 1.5 yrs, reason is they have got approval for Villa on the same plot and without approval they have launched a new MINT project. That's a very big loss for us. Now they are again trying and will take again same 1.5 yrs to 2 yrs and no guarantee at all whether they will really start construction and deliver. May be they could also scrap this MINT project and return money. I had also a word with property agents and they have also doubt on this project completion and they are suggesting to quit. I think we need to meet and discuss and take an immediate action. What you think please let us know. Now what to do now. if we quit at this time again we will not get any property in the same rate around this location and also if they will start then it would be risky.****

Hi All, those who have bought flat in Mint tower, finally owner have got all required licences to start construction, but there is catch, there will be increase in area approx 250-300 sqft, for which bilder is asking us to pay 6000-7000 per sq feet, which will add up to our cost 18-20 Lacs.
