1500 and 2190 going for 3000 PSFT

greetings for the year ending season!!!

The good news is that there is sudden uptick in demand and the new sectors are seeing it too. Let me focus on Eden Heights progress

1. Flats sized 1500 and 2190 are now being sold for 3000 psft (YAY!! finally some reason to cheer).
2. Flat 2150 - is being offered at 2800 psft.
3. Launch of penthouses on the top-floor- the design work is not finalized yet but the size is going to be a ballpark 3500Sqft and these apartments will be priced differently.
4. Possession is expected before the close of 2011 (delayed --- 2 more years..a little disappointing considering that i made the booking in Nov 07 - 4 YEARSS as opposed to promised 3 years at the time of booking...while this is expected in India but I hope its no longer than that!!)
5. I visited the site a few weeks back and the quality of work being done seems good - which is encouraging.

I am still n ot sure of what GPL groups strategy is with the land they had initially kept for villas - I wont be surprized that if market is upbeat then we might seem those villas being offered.

another piece of encouraging news is that HUDA plans to develop 1400 acres of land around the southern periphery road - read ET artile ( http://economictimes.indiatimes.com/articleshow/5283163.cms )

hopefully this may mean planned development of the new sectors as opposed to random development - i am eager to see what this means for the area around Eden Heights

Sounds like - GPL is posting progress on their website. Pls. click project update on home page and you will see how things are...

Hi All,

This is Rohit and I am posting my 2nd comment on this forum.
Actually, I am interested in buying GPL 2190 flat. I am looking to buy this flat for residential purpose and not for investment.
It would be great if you can guide me at what price should i finalize the deal, what are the future prospects of that area, which tower should be good, reputation of builder, and other necessary info you have.

It would be really a great help if someone can take out few minutes and answer my queries.
I am looking to buy it on 1st of Jan, so please respond me before that at contactrohitmittal@gmail.com or on this forum.

Rohit - most of us on this forum here have invested in the eden heights project for residential purposes primarily.

Personally speaking, (and others may differ) -- i feel tower A and Tower I are best placed as there is limited obstruction vastu compliant

Ratewise..i feel a 2800psft should be reasonable. Feel free to contact me on my email if you need more details

All - is there someone interested in selling a 4bhk in tower A? if so i'll appreciate if you can share the details..thanks

Nitin - Yes i did hear from the builder. that 2190 that all flats are being sold for 3000 and 2150 goes for 2800psft.

I am writing after some time. Wishing everyone a happy new year.
GPL has demanded the fifth installment for Tower B. I do feel that payment plans are uneven with a lot of payments going early in construction. This tower is way behind along with tower C and I. I am really suspect that they will be able to complete this tower before december 2011. I want to know any other person in Tower B. please send me email at amitsangar@yahoo.com with your flat number to know the opinion.

Anybody have any idea, why GPL people are not demanding for installments, The last installment they asked from me is on the casting of 8th floor. now even the 14th floor of Tower E (in which i booked the flat) is almost complete, But not seen any Demand letter.......
Is there Anybody expeirecing the same issue.....
Normally common behaviour of builders are to fetch the money as soon as possible, bt here its totally a different scenerio im seeing.......

They have tons of cash-flow and they will ask money when brick works will start. This is what I have heard.

Anybody interested in selling 2150/2190 3 BHK. Project updates can be seen at their website itself. :-) I've visited their site thrice so far. Only concern is that they have already taken 70% cost of the project. Their payment plan is not matched with standard payment plan. They'll take 95% payment by the time they would have just casted floors. Do you think it's fair.. can somebody confirm if they have actually taken 70% payment so far..

I absolutely agree with the concern raised by Anupam. They are taking 95% payment (which is maximum any builder takes before possession) on the completion of structure only. Other builders take about 65-70% on the structure and rest on brick work, flooring etc.
And just to update, in some toweres they have actually demanded upto 80% payment. They've not raised the demands lately, probably because they would've realised their extra smart payment plan..

Hi Maninder,

I have booked the flat in tower D and same issues I have also faced as after 8th installment they have not asked for 9th installment( 8th Floor). Than last week I have visited the site , GPL's marketing exe has asked about 9th installment demand letter, next week I have receievd the demand letter.Actually its unusual behaviour of the builder. I agree with the shikar's point that their payment plan is too aggresive which they have realize and they dont cash crunch as of now due to mint towers.

Another point which I want to discuss is they have changed the design of the flats, design of 1510 is majorly changes without any notification to us.

Please see the new designs available on GPL site and compare with the brochure u r having.

Yes Amit, I also called GPL office, they told me, due to fast construction pace, they delayed the Demand letters as per customers requests. few days back i also received the demand letter for next installment, but still its very much behind then the actual construction shown on the Site.

Regarding the design change in 2BHK, i also noticed few weeks back, and not happy as now the flat looks more conjusted and even i'm not OK with the direction of balconeyies extention as compared to the earlier design, But not sure how much we can argue with them as every where they are giving the notes with *(star), saying "design, specification are indicative, subject to changes as decided by the companey", and BBA is also 99% favouring the builder only.........
