June 10 - Eden Heights progress report

Hi ya'll - its been a while. And a lot has happened since my last post and the blog adorns a new look too. Some may like some may not...so pls leave your comments!!!

First off, thanks for all the folks who contacted me via email or by phone and complimented on this blog..your compliments are much appreciated and I am very happy to hear that what we have been able to create with this blog is a genuine community of end users at eden heights. I also got a chance to speak with several of you expressing interest in my own property which i didn't want to part with at this point.

Ajay , Chetan - thanks for your email last night. Well, i feel the eden heights project is doing fairly ok, yes there is delay (builder claims 4-5 months, but i feel its more like a year considering i bought in 2007 with a 3 year window to possession) none-the-less the progress is good. Some of the pointers below will help you make up your mind

The progress report

1. Southern Periphery - YAY! finally the southern periphery road has gotten a go ahead and work has been allocated so hopefully we'll see a brand new road there by mid of 2011. 2. Tower B and C are constructed till 8th floor (a little behind other towers). Tower I is at 12th floor as of today. All other building structures are completed

3. Brick work and electrical work has begun in most of the buildings.

4. The other bit of news i gather is that GPL folks have some sample designs of villas (remember they originally wanted to make villas at the entrance)which they plan to build at the entrance..I still dont have the layout plans but will try to get those. this is also good news though

5. From a payment perspective - if you were go to by the construction link plan..many folks are sitting at a 95% payment structure..i know quite a few of you have paid upwards of 12 installments and some hovering around 8-9 too. GPL folks are now going less aggressive in seeking for payments.


I haven't gotten a chance to meet with Sandeep or his dad in a long time and it's partly because i haven't tried too hard but I ABSOLUTELY will be meeting them in the next few weeks to get some more insights into the project and share with ya'll. I also plan to visit the site next weekend ( 26th june and hope to share some pics then)

BTW - a very warm welcome to the MINT TOWER users to this site. i am glad you are finding the forum useful to interact.

Lastly, since we have a lot of folks interested in GPL, i am trying to talk to GPL folks to see if folks referring this website can get some discount (this is purely in the interest of genuine users and I am not a broker and seek no benefit from this)

PRATEEK MATHUR - you asked a good question if HUDA will provide water, sewage system etc in Nov 11...i don't have an answer but will see what i find out.

Priyanca/Mohit Bansal - if i remember correctly, RO/Security is part of every apartment in eden heights..not sure about MINT TOWER. if you find out pls update this forum

I saw 3200 psqft quoted for all apartments except for 2150 that was @ 3000 psqft-online only.

I propose creating secured online database with flat numbers and contact information so we can start knowing our neighbours.

Hi Guys,

Just wanted to know if anyone of you are contemplating to make adjustments (like brining the servant room entry inside the apartment) in your aprtment as i believe it is the right time to intimate the builder of the same.

I don't think that you'll get 3200psft if you want to sell it, whatever is quoted somewhere and actual price will be different.

I guess you can get around 3000psft

i agree with Nitin - its fair to expect a 2800-3000 psft if you are a seller. A lot depends on the buyer but expecting above 3K at this point would be a little unrealistic...

Thanks to all for keeping the discussion ongoing. I am planning to go for GPL. It would be very helful for me to know actual carpet area of 2150 sq.ft flat from the owners. Builder claims its 1710 sq. ft - Is it real or less?

Nice work Vik. My name is Nitin and I have book flat in H tower 2150 sqft.
Although I read your blog on and off,but this is the first time i am writing on it.

Regarding completion of 3 years of Blog, congratulations. You can change the background of the blog to more soothing colour, it will help in making the content enrich.

I have one Q, why is the 2150 rates are different than others towers? Also I recently heard that the southers periphery road there is some issue as someone has placed the Ambedkar statue and its coming in middle of road and thats the reason L&T hasn;t started the work? Any idea.

@ Chetan, For my 2190 flat, covered area is 1350. If you add half of area (which is a norm)covered by balconies than it comes 1577 sq ft. If you include full area of balconies than it comes 1823 sq ft.

Payment schedules have been quite agressive for last few months.
Construction linked plan is skewed. Most of us have already paid 90-95% of the total amount nearly a year and half back. I hope posession is not delayed beyond 2011 Diwali.

I visited the site last week and Tower A & B ar coming up well, the brick wall is almost completed, bt other's are still lacking the pace. Will keep posted and will post some pics as well next time.

Hi Guys,
I visited the site today, work seems to be in progress. The GPL salesman said they are planning to make the Club as a common one allowing outside members also. This will be located near the entrance.
Revised prices for 3BHK is 3400/- now.
He also said the work for Mint tower will start in November.

3400/ sq fyt is price for both 2150 and 2190 or only for 2190 sq ft flats.

Did GPL told any ETA for delivery of flats.

If opening the club house to outsiders is general norm? I do not think this is good idea and need to confirm the agreement if it specifies that club is for complex units only.

Certainly don't want friends of builders or others to become patrons for the same

Well to inform you the electrical project is given to firm called MAS engineers.

The MAS engineers is same which completed the Gold suk and many other commercial project. I know the quality is brilliant and these guys are great.....

Tower D is completed till 10th floor.

few days back, i spoken to my broker, he told me that,the expected rates of Eden heights would be arround 5000/sq ft after getting the possession mean for ready to move property. would you believe that.

hi Mani - personally i don't believe it or any brokers for that matter. I am also hearing some comments that 2190 is 3400 per sq feet...we should do a dip stick to see how many are actually buying or able to sell at that cost. I still maintain that a reasonable cost is around 3000 or so at this point.

That said, your broker could be right - given that newer projects like Palm terraces is lauched at 6000psft..is easily expected to be 7500 at the time of possesion or more. JMD garden, Park view etc are selling for 4000 + --- i cant believe it considering the quality etc.

I do wish GPL delivers superior quality and is able to maintain high-quality to demand prices such as 5000 at the time of possession. Also, what will be important is how the society is maintained and what gentry the project attracts...

Hi Mohit,

I have already given the request to GPL for consideromg the possibile change of servent room design...like u hv mentioend.

Till now I only got the verbal communication from GPL marketing guys. As per them ,they are in talking to the Civil dept ( which is outsourced to some construction company) and will get back to me...

I have met one more guy who is having unit in D block and given the request for design modification.

BTW...We are immediate neighbours...
same block same floor

Hi Vik,

The design we have seen during the early stage of the project , has been changed around 9-10 months back. Major changes are there in the servant qtr.

Major concern in its toilet entry ..which is now from inside the servant room. Including this door now there are total 3 doors in this tiny room.
Earlier toilet entry is from outside.

Other thing is GPL has not informed anyone ...at leat I have not receievd any communication from their side on layout changes.

Thanks Amit - I am actually going to the site tomorrow and let me see what else i can find out about the design changes. I have a 2190 - and i did see that they made changes by adding a study/puja area around the living room...

to your point about not informing..all builders and designs have a caveat stating that the builder can make changes any time :)) so as always the builders protect themselves !!!

Few Days back, I called GPL guys for Servant Room Entry (To make it from Living Room instead of from Outside) So i can also use it for Study or Guest room.
As asked by them, i wrote this required modification via mail.
But no reply till now......

I have also sent them email regarding the two design changes in the servant room
1.Entry from inside
2.Toilet entry from the balcony

I made the communication 2-3 times and no official response till now. Every time I spoke to them , they give verbal assurance that we will take care.

I am not feeling good about thier approach.

We two Shekhar( D-702) and me has planned to go togather in GPL HO on this saturday and talk to them on this matter.

I invite whoever wants to join us on this matter please meet @ GPL office( Signature tower) on 28th Aug.
Plz call@9560491456 for the time coordination.

amit - from what i gathered from GPL that it may not be possible to get the servant room entry provided from the living room because of electrical fittings and boxes that needed to be provided on that wall living room wall of the 2BHKs.

pls update us if you find out otherwise or other things from them.

Ps - i couldn't visit the site due to bad weather and rains this weekend but will go there this weekend. also GPL will be sharing some pictures of the site and the road construction which i'll post as soon as i get 'em.

Today i have spoken to GPL person (Rohit) about servant Room entery from inside, But as Vik said, they told me something about electrical panels which are coming onto that wall of living room. So as per them entry will be remain as its is.
