Welcome September

Wow!! I got back from the Eden Heights site and I have to admit that i was pleasantly surprised with the way the structures have come up... here are some updates

GOOD STUFF--Brick work going on at all the towers( Tower A - 4bhk ...looks like most of the brick work is done - in other towers the brick work is ranging from 4th floor to the top floor)

CONFUSED ABOUT--. I am still a little confused of the layout of the club house. The gentleman on the site mentioned that the layout model was the most updated but i am not sure....something i will confirm with GPL folks and update here.

CLARITY NEEDED-- . Still no clarity around how GPL plans to use the place where the sample flat is located...i am hearing mixed stuff sometimes i hear its reserved for a couple of very exclusive bunglows. I am also hearing that there could be another mint like tower and i am also hear that there is no plan for that land..it'll be empty. (i like the 1st and the 3rd option - no more mint tower)

4. MATTER OF FACT -- The approach is still from badshahpur village which sticks out like a sore thumb...and i didn't see any work on the SOUTHERN PERIPHERY ROAD...(i don't mean to say there was no work going towards the construction of the road...what i mean is that it not visible from the approach to GPL..)

5. CLARITY NEEDED --- In the scale model of GPL EDEN HEIGHTS shows a 24 meter wide road out side the complex...but what confuses me is that TULIP has apartments coming on both sides of the existing road a few 100 meters prior to GPL and if you drive past the two buildings of Tulip across the current road - you'll wonder how can a 24 meter road be built there...SO THIS IS SOMETHING WE NEED TO FIGURE....

There are still a rare few apartments available from the builder in 2150sqft but all 2,4 and 2190 are sold out. The resale for 2150 is 3200 and 2190 3400 - the word is that the builder plans to jack up the rates further...which should not be surprizing considering the rates in the neighborhood..

Thanks Vik for the information. Good progress, after initial delay GPL is keeping the pace with devlopment. Hope they will keep it up for coming months. If we get possession next year, I would say GPL deserves a pat on its back.

Regarding free space, they will keep it until Mint Towers are underway as sample flat in my opinion. May be will have additional sample units. It would make sense to transform it to Villa later.

Approach is a sticking point but with Sunbreeze project's floor plan about to be approved and Vistas' construction already started, I think we can count on alternate approach via SPR by mid next year. Unitech has four projects by that road (Sunbrreze, Vistas, Nirvana Country 2 and Exquisite).

Vik, Tulip Purple apartments revised @ 3500 psqft in July (another revision towards 4000 psqft expected soon). Unbreeze and Vistas Phase 2 @ 4500 psqft (initial 250- psqft discount not available now), I would expect to touch 4000 psqft in next 2-3 months. Sound Optimistic, may be but would like to believe that.

Heard good projects coming around this neighbourhood. I believe with SPR and good connectivity, Metro - the price in this location will appreciate soon. GPL is doing good job in reporting progress thru their website. How's the quality of work ?

samir - its hard to tell about the quality of construction when all you see is brick and mortar. So not sure what specifically you meant around quality.

The true test of time would be seepages on the wall, the plumbing, electric work, quality of basement..i hope GPL folks are paying attention to these details. The 2 things i absolutely hate about building is SEEPAGES on walls and poor quality basements for parking..

time will tell.

Hi Amit, Vik

As you mentioned in your post about price rise, in that sense can we expect arround 5K/sq ft after getting the possession next year.

Im not interested to sell my unit, but just asking your views in a general way as you and few other group members are having more close watch on the current market situation in this area.

Last sunday i was there on GPL site and also visited few others project on Sector 81-82, 37 etc. and observed that the things movement in GPL is in a much smoother and in organised way compares to others.....if they can deliver the project by sep-11, which is just arround 9 months delay as per there earlier commited date, then deffinitely as Amit said, they deserves some pat on back award.

The other thing that im not able to understand about, why there are just 20 to 30 end users are active on this Blogs and on facebook as compared to 600 to 700 units that are present on this project.

Might be other are investors only? Brokers? Very Rich so don't botherd abt the development?

But still i think count is very less when this End user form is very easily searcheable on Google....


Not sure what we can do to increase the count but it will deffinitely be very helpful to sort out different issues (if there) in future as i/we observed on other active groups.

Mani,
5000 psqft is realistic but depends on some key indicators like market direction , construction status of other projects, Definitely construction of SPR. Not sure if Metro will come up with a plan for extension on this road in Phase 3 or Phase 4. GPL continued with construction during lean period so Eden Heights may gain from that. We will hear a lot more projects launched during festive time this year.

I have one request with all the users, if you do happen to visit the site, how about some pictures of site and may be nearby projects for our ISD-call friends.

I also wonder about participation, may be some of us are not into networking even for same cause.
I have seen in some of the other Gurgaon projects that end user group was able to negotiate upgrades with builder during down time.

Amit - I had compiled a list about participants (owners) in this blog..that crossed 75+ about a year ago. I am sure it's a lot more now because i have seen several new names pop up. I'll try to find that list and give it to you.

5000 psft... seems realistic given that every builder is starting projects around 4K and how the markets are suddenly turning northwards...that said, i'll be conservative and expect Ed heights to be hovering around 4500-4700 psft around possession because of a lot of resale that will begin to occur. Also a lot will depend on how the eventual quality turns out to be...GPL is a unknown brand and if the quality and look and feel is compromized at the time of delivery that could have a significant impact on the valuation.

hi guys,
Quality , rates etc are fine but the major thing is construction of the road. HUDA has conveniently shaken its hands off that and given it to unitech. I don see any merit in this as it may not construct the road till its own project nears completion and that is minimum two years from now. This would mean bad news for us. there should be atleast some deadline for completion. should we approach HUDA for RTI act info to ask the completion date??
Wat do you all say?

I would like to increase the discussion around Eden Heights. I have seen a lot of interest generated by Tulip projects that are way behind Eden Heights in terms of construction.

Heard the rates are in range 3500-3750 psqft at this moment. Tulip Purple revised to 3750 psqft (has more EDC+IDC and Parking cost) with no construction on the ground.

For me #1 is Construction of SPR within a year. I am more optimistic, Nishant. I would rather have Unitech build it in next year or so(even smaller stretch) than Haryana Govt. Sunbreeze and Tulip projects have a lot more to loose if there is no access from SPR. These projects are very near Badshahpur. With Sunbreeze entrance on our side of road, I am sure they will have sector road between 69 and 70 from SPR.

On Metro, I am not expecting metro to go beyond T- section of vatika city even in Phase 4 unless Haryana Govt. wakes up (highly unlikely considering SPR and NPR progress).

Quality wise, GPL have their reputation @ stake for Mint developement. We should send a reminder on our next payment to inform us about quality of construction.

Sorry for the very short note before ... was interrupted and had to go .... The reason i booked in this property is that this one seems to be the most built up project in that area and given that GPL is a new name in this segment, the project is available at a bit of a discount to projects of more wellknown names like Unitech, etc. Unitech projects in that area are in the range of 4250 to 4500 per sq ft.Not sure what the rates are of the other buiders.
I also liked the floor plans and the quality of construction of the sample flat.


SIMU, the builder has increased rates to 3600/sqft. This was as of last Saturday or Sunday.The dealer/Broker discount is basically down to what you can negotiate it down to .. anywhere between 2-3% should be what you should look at.

By the way .... also heard one of the officials of GPL saying that they were going to increase prices further from 3600 to 4000 ultimately in the next 2-3 months .... not sure if they were being serious or it was just a sales tactic.

I was going through latest construction update on GPL Website, wherein they have only posted update on building construction. I request everyone whoever visits construction site to take pictures of other developments (like clubhouse etc)of the project. If i get to visit the site, will surely take some pics.

yash - no development on the clubhouse has started yet. I am still confuzed as to where the club house would be...the 'so called' final plan says it'll be in between all the buildings but i dont know how they will sqeeze a club house there..there seems to be limited space...

As per my yesterday's call to GPL guys, the current rate is 3400/Sqft. and only few 3BHK are available. I think the only issue is the brand name with GPL, that's why still there is a big difference of prices, if we compare with other builders nearby even which are far behind from Eden Heights Project on construction point of view. Hope that things will change at the time of possession.....

Vik, The clubhouse will be between the buildings as per the original plan. There is no other space where they can fit in. I think the space is just about enough for club house and an open swimming pool. But we would have to then compromise on the green area. The construction of Club house should also start now else they wont be able to give it at the time of possession.
Also, should we be careful in writing comments here, as the GPL authorities may be reading this ??

Hello Group : I have also booked a unit in Eden Heights. Two additonal things which worry me now are 1) There is an high tension electric tower which goes from inside the GPL property and there is no specific solution for it being there in future or not. 2) The 24m road depends on Unitech & DLF for them to build the 100m road and which they will construct once they have their projects in place.

Are you sure about high tension wires passing through the property? I think these wires are behind the Complex.

the hi-ten wires DO pass on top of one section of the complex towards its back. If you look at the plan the wires will probably go on top of the tennis courts and the EWS flats.

Right Vik..these high tension wires will go inside from the complex and am not sure if the builder has the right kind approvals and if we may face any challenge during possession....this is something we may want to discuss with the builder....I think we all have some common queries for the builder...my suggestions to the unit holders residing in the delhi ncr region is to probably meet on a designated date and time and then lets collectively setup a meeting with the builder and clarify all our doubts...Suggestions?

vibhuti - i did check very extensively prior to purchase in 2007 about these hi-ten wires ..now i don't remember what they said but they have approvals to construct on that land. I think it's wise to recheck with the builder.

On a different note..i hope all of you are following the story that is brewing between the DLF and the DLF Belair residents. What DLF did was increase the height of the tower by adding a lot more apartments than the original plan but still maintaining the super area :)...thinking that the buyers were jackasses!!! and when the allot-tees decided to take action..DLF started canceling their allotments...but GUESS WHAT...they have gotten a stay order from the courts not to cancel any allotments. YAAAYYY for once for the consumers !!!

on another note there was also a mention somewhere that if the builder is unable to give possession on time the consumers have the right to cancel the booking and get their refunds..

LOOKS LIKE ITS REFORM time in real-estate..which is much needed

With the latest news from Supreme court, a builder can't charge for the parking lots? What will happen in our case where the deal is finalized and we have parking prices or this is just for the new customers.

I also saw this news recently.

It is not relevant to basement parking, also I think as an owner you own the title for that basement parking.
So actually it the area you own, I am not sure if there will be different title or included in registration of the flat.
With this ruling Builder may go for seperate title for parking.


Regarding open parking, I am not sure Supreme Court ruling is refering to commercial use of open parking space that is common in Mumbai.
Anyways, it will increase the BSP for new projects similar to service tax issues.

@ Everyone, I have not found a single B-Tower mate so far, I want to confirm the payment schedule with any B-Tower owner.
I am sure that I am not only one occupying the whole tower.

I have seen renewed interest in GPL Eden heights in recent months.
This project will be the first project delivered, I expect a lot of people with units booked in other nearby projects will rent GPL units.
I think this as a positive going forward.

There is new Spire project coming in Sector 68 (plan still in approval phase) closer to Badshahpur.
A lot more activity happening in sectors towards Sohna in addition to Golf Rd. Extension
SPR progress for next 6 months is the biggest factor.

I think biggest factor for appreciation will be the roads, both SPR and the sector road.

Has anybody verified whether the road infront of the apartment leads to Haldirams? How far is it from apartment. Can that be one way of commuting to delhi, reaching Haldirams and then taking NH-8?

Also I heard recently that builder is also buying back the units from the owners who are not able to pay money. This shows that builder in confident in selling the units themselves.

prices are going up again next week by rs200/- making it 3800psft from the builder and my guess it by Diwali they could be around 4k...

hopefully the notional profit will be reason enough for some celebrations at Diwali :)..

I agree with regards to SPR (it is the biggest factor). The only concern is that in Gurgaon, all new sectors have roads that ends wierdly at construction sites.

Hi All,
I have bought this flat not from an investment perspective but for staying there with my family. Even if I assume that builder is able to deliver the apartments by Dec 2011 (as told by builder recently). I don't know if we will have enough infrastructure aailable to stay there like roads, water, electricty, some form of public transport etc.

Also per my understanding the structure is 25-30% of construction and if builder has taken 75% of total cost. It seems a little unfair to me ( Not sure if it is a standard practice).

Guys I am new to this project and I haven't seen any legal papers yet. But what's your assessment, does the FBA cover us on any delays. Does the builder have all sanctions in terms of building plan, land title etc.?

Hi All, I had visited the site last week. Brick work is goin on. I dont think they are planning villas anymore.

There is one suggestion I would like to make here. GPL is providing the gas pipeline fittings for kitchens in eden heights. My suggestion is that gas pipes outlet should be in the bathrooms too. Atleast one bathroom should have the piped gas supply for gas geysors. Its economical and run even when there is no electricity.

Regarding the price escalation, Tulip had launced a new project there "Violet" @ 3750. So we can expect another appreciation coming soon. Current rates were BSP 3600 and GPL is left with only 2150 3BR flats in H & I towers.

My friend was lokin for a 2BHK flat and he was quoted 3500 by brokers in resale.

One new development was the marketing person at site told that GPL is planning to finish the ground floor apartments of some towers in next 2 months. so maybe very soon we will see what we will get as the final product from GPL.

Heard Tata is coming up premium project in coming weeks in Sector 70. The expected range is 5000-5500 psqft. I remember GPL person mentioning the land next to our project is owned by TATA, not sure though. This is good news that means 69 and 70 sectors will become premium sectors in Gurgaon.

I fully agree with lalit regaring a pipe line connection in bathrooms.

Do we know the process to place such requests to GPL? I have not seen any comment from any members where there custom requests are entertained by GPL.

Also in my last update, I have aksed a Q regarding the parking charges as Supreme court has asked builders not to charge them. Is it applicable for us too or only for new projects ?

Amit - lic is good. Given the scenario a fixed interest for a longer period seems advisable. I have a loan from axis..8 and 9% fixed for the first and 2nd year resp. Its not bad either. Cheers.

I have taken the loan from Bank Of Baroda...and interest rate is running around 8.5 %. I must say service is good ,unlike any other govt bank.

Big surprise from them was I got the loan in just 4 days ...

You can try them as well I am fully satisfied with them

On price hike...Couple of weeks back I have also spoken to Marketing Exe in GPL and he was saying they are going to increase the rate to 3800/4000 psqft before Diwali.

I visited the site last weekend and can see the work is going on in full swing. Tower A & B are ahead compared to other towers.
I have 3 BHK 2150 in H Block, 6th floor.

The current price GPL offering is Rs 3800/-.
Also, the marketing guy said that the road work has started, but could not see it due to lack of time.

Amit Sangar - Yes, the road leads to Haldiram, it is exactly 4 kms from the site. I tried it once, although the quality is not good yet.

Is anybody aware of the water availability in that area? Will it be purely ground water? If yes what is the situation of water table there? Is builder going to arrange for borewells?

Also what's the situation on sewerage?

When i booked the flat in H Block 8 th floor, i was told by marketing execs that HUDA does not till now have a wter supply in that area, but it will start in future and the builder will have arrangements for borewell. But i am quite apprehensive regarding the timelines for HUDA to complete road work and the water supply thing.

I believe there is no Govt. water supply yet in that area. It's all borewell water. Water level will be definitely more then 200 ft...
