Some clarifications required. Maybe we should meet...

So today a gentleman had gone to GPL to invest in a flat there (BTW the going rate is 3800). This individual had made up his mind but came back not investing because he felt some of his questions weren't addressed clearly. Amit Jindal, thanks for talking with me today and sharing this and I am posting it for the benefit of others so that they can share their views and thoughts on the same.

No questions on the quality of the construction, we all agree that its good. But given that EDEN HEIGHTS is nearing possession some of the things become important from a END USER perspective

1. AIR CON Ducting - Looks like GPL is not providing AC DUCTING inside the walls. They will allow the owners to do it 3-4 months prior to possession.

2. Water Supply - HUDA doesn't have any water supply in those sectors so not sure how this will work? Is there additional cost etc? If so what??

3. Sewage - HUDA doesn't have sewer lines in those sectors - how will this be taken care of??

4. Hi-tension wire -- There is also ongoing concern among potential buyers and end users of the high-tension wires those are above one section of the eden heights complex. How does that factor in?

5. Approach road to Eden Heights -- Eden heights is not on the southern periphery road but it's a little away - who is responsible for constructing that road which will connect Eden heights to the main road?

6. Other projects that are just starting construction such as Tulip purple etc are quoting higher prices than Eden Heights - why? given that Eden heights is way ahead from a development perspective.

7. What are the finalized internal fixtures i.e...

All the above are very important questions and I am sure this group will have a lot more of those. SO PLS POST YOUR QUESTIONS...so that we can get some Clarity.

Most of them are very genuine problems which should be resolved at the earliest

Decide date / time so that all of us can meet either at site or some other place and discuss all the things.
It is high time and we should put across all of our concerns to the developer.

Hi Vik,
1. Did the builder promised to provide A/C Dusting inside the walls? To me, they said it is not possible, owner has to do it themselves.
2,3: You have a valid concern regarding water and sewer but i believe with so many building coming in that area, HUDA must be planning something.
4. Regarding the high tension wire, as per the map (http://wikimapia.org/#lat=28.3925047&lon=77.0216811&z=17&l=0&m=b) it is not going above the building but it is little behind. If you see Unitech Vista in this map, another hi-tension wire is going right across there full plot.
6. You have a valid point regarding why other builder's are quoting higher price then GPL..am wondering..why..

Any weekend is fine for me as i live in Gurgaon itself. Let's fix up a date after Diwali.

Having gone so far in relationship with GPL, I think make sense to meet them and get issues addressed. There must be a way and they might have envisaged these issues well before us and probably would have been working to find way outs. I don't think without water and sewage GPL can accomplish what it wants to, As I know they are long term players in the market and are quiet conscious about their brand / image. Vix may propose date / time.

Guys - Last week i was told by GPL that there will be an additional Service Tax on the cost of the flat which will add 2-3 L on the total cost of the flat.

The service tax as per the new guidelines has to be prorated...so I'll be very surprized if the amount is 2-3 lacs. From what I understand the service tax is applicable for payments made after a certain date and my guess is july 2010...anyway..thanks for sharing and all pls keep us updated on this because it has financial implications on all.

Yes Raj and Vik,

Service tax is payable for any payment request after July 1, 2010.
It is applicable on 25% amount of BSP and 100% amount of (PLC, EDC, IDC, Club Charges etc.). Only car parking and IFMS charges are exempt from service charge. Considering service change of 10.3%.
We have paid nearly 70% BSP, 100% PLC, 100% EDC+IDC. I expect service tax to be in range of Rs.50,000.

This is also a factor right now in increase of GPL prices over other new properties as new buyer will save atleast save another 1.5 lakh on resale

As per my last call to GPL people also, they told me the same thing, that, service tax will be applicable only on the installment paid after 1st of July-2010. But i dont think they have forwarded any official letter till now.....

Another thing as already discussed in this thread, i'm also really surprised about why GPL prices are still hanging on 3600-3800 sq/ft, where the expected possion is with in a years time only.

On the other hand if we see the project on manesar side, sector-81,82 etc. the premium is much more then here even when boundry walls of the projects are not existing at all. (eg Mapsko, Vatiks-Emilia-2 etc.) even as discussed earlier TULIP which is launched few projects very close to GPL and having very small or no progress, are quoting much higher prices then GPL......
Dont know whts wrong, when every thing is going very smooth for this project....

Are there any plan to meet together and discuss all these concerns and meet GPL.

- What I have come to know that Tulip launched at the price of 3750 and in actual you will get a deal with 3400/sq ft. But if I take that into consideration, than also GPL prices have not appreciated much. A flat in resale should be available easily in 3600/- as builder price is 3800/-

Any idea how are the prices of Unitech Sun Breeze project? Last time I visited the area, work hasn't started there also?

- Service TAx: If we need to pay service tax as per new govt. rules, than we should also get relaxation in parking prices ( I have asked this Q in few on my earlier posts too ). There is no clarity on same.

I think the price difference is only bcoz of the brand name. GPL does not hold any brand equity in the market. Hence it has to keep the price a little below the others. Other issues regarding RO, water, electricity etc should not be a concern as these are the basic amenities which builder has to give at the time of possession. I think we should concentrate more on pushing GPL on giving timely delivery as promised by Nov 2011. The construction pace is good but still it has a long way to go. Another concern is the approach road, which i think will come up till the time of possession anyways as there are lot of projects there.

I was talking to the Builder guy recently on how the feedback was from the Property Expo GPL participated in Gurgaon. He mentioned very soon the rates will be revised to 4000/-

I don't understand how builders operate. A month and half back when I was looking to buy a flat with GPL, was told that very few options were left as everything was sold out. 15 days back a friend of mine went and he was given options that were 'sold' when i was scouting.
GPL puts up a stall in propert expo when so to say the project is almost sold out and they have no other project.
Does anyone know how many flats are left with builder?

Amit - good point. That's the beauty of the real estate sector in india. Zero transparency and zero customer rights. Good to see precedence setting cases where consumers are gettinhg back at the likes of dlf, rahejas etc.that said ur question is still a good one...I've been hearing 'few flats left' for about a year now :). Recently when i met the builder, he said they have only around 30 odd flats open for Sale, which company is keeping with themselves and plan to sell them off later. Even i don't understand the logic...They are saying even Mint is sold out and they are struggling with approval issues....

There are multiple partners in land. I think there was some inventory kept aside by them. These may be part of that inventory.

1 Laminated wooden flooring in bedrooms may be provided on request.
2. Adjustment of water connection of Geyser for Horizontal Geyser at appropriate height so that once installed one can get the false ceiling done in the three toilets.
3. Double bowl SS Sink in Kitchen.
4. RO System to be the one fixed below the sink and not over it.
5. Confirmation of size of third room cause whats said on paper was not matching on ground.
6. Split AC copper pipe conduting requires to be done now cause the plastering has still not been done thus will ease the instalation and not lead to double expenditure at later stage.
7. AC Power switch MCB at appropriate location
8. Location of TV /telephone sockets .The conduit wiring for Dish TV also be done so that an individual has to just install dish outside .

Amit S, I will also suggest that you call some one from builder side who can answer questions to everybody's satisfaction. People on the site are typically sales guys and do not know a lot of execution details

Hi Everybody.. Been to the site today, cudnt meet anybody as I reached a bit late. But there is some real good news.
The SPR is under construction, in fact some part of it is already done and I travelled on that. It is not visible from the front side near T-point as the nalah is still getting dry but they are constructing the road about 100 mtrs further.That will be joined to Vatika side after that nalah is dried up. As they say the road would be ready within next 6-7 months. Posting some pics on Facebook group in which u can see the same.
Some of the other concerns which we had I discussed with the GPL guy there :
1) Water supply will not be there for initial period from HUDA, it will be ground water supply till the time HUDA provides it.
2) No Sewerage line either by HUDA as he said it will be done thru a disposal system till the time HUDA's line is available.
3) High Tension Wire - There is a high tension wire at the back side of the buildings but the person said that will be shifted in sometime as already few of them have been shifted and only one remains. So he was pretty sure that these will be removed.
4) Approach road to Eden Heights will be constructed after the SPR is complete and who will construct that will be decided later.
5) Tower construction work is almost complete in all the towers except C and I , where last few floors are being done. Brick work is also getting completed and some of the floors internal plastering has also started.
So all in all, I think good progress and I was personally relieved after seeing the SPR .

Hi All, are you all aware that we will have to pay additional amount for Power backup, substation/electric meter installation. We also need to pay additionally for fire fighting equipment.

If these features are being promoted as part of the project shouldn't they be covered in the cost of the project. At least they should be called when showing the over all cost to the prospective customers.

On asking these questions GPL only told me that this is the practice followed by all the builders. I expected more transparency from them :(

How much additional they are asking for Power Back Up and Fire Fighting equipment? Ideally, this cost should have been part of the overall cost on which the agreement was signed. Also, when are we supposed to give this amount?

The flat buyers agreement has called out this amount as additional and thats why builder is safe (I am assuming the terms and conditions of FBA have remained same). I was told this amount could be in the range of 50 Rs Per sq ft but will depend on the cost incurred by the builder.

Also all the amount paid after june this year will be eligible for service tax

Hi All,
Has anyone received a demand letter from builder recently which has the demand for service tax as well. I came to know from my bank that the demand raised by GPL has service tax included in it.

I was not informed by builder that this will be charged along with payment plan. I was not even clear on the basis of this service tax calculation.

I will dispute this if no one has received such request, please let me know. Also we should reach a common stand on this with builder in terms of payment regarding ST and when to be paid.

Guys, the only assurance i have got from builder is that this is being charged on any payment done after July and is being charged from everyone with all demand letters being raised now.
The ST has to be charged now, with each payment else builder will have to pay the interest on the amount to govt.
I think we have no other option but to heed. Only grudge i have is that there should be a written communication from builder about this to all buyers. This would have been the transparent way.

Regarding the construction of the road..I think we SHOULD NOT take possession till the time adequate infrastructure is provided by the builder. We can determine what is "adequate' without being unreasonable. for me having a proper road is VERY IMPORTANT.

I got a Demand Letter few days back on the Service Tax. Unfortunately, all my 80% payment has been made from July onwards only till date. Builder guy said in there previous demand letter's, they have mentioned at the bottom of the letter that there software is being updated to include Service Tax....but yes they shud have informed us earlier.

Sorry to know about the Mint Towers.
I had this feeling as per recent High Court order, builders can not change the approved layout plan without the consent of existing customers.
They will repay all the users with prescribed interest rate in agreement or letter of expression.

Mani - I think it was rajiv who posted and then removed the post. I am looking into the site as the moderator if i can retrieve the info but bottom line on TOP


1. MINT TOWER IS NO LONGER BEING BUILT!!!
2. GPL DID NOT GET APPROVALS FOR THE PROJECT
3. GPL IS COMMITTED TO RETURNING THE MONEY TO THE INVESTORS (considering that they claimed all of mint was sold, this is a lot of payback...hopefully with interest) and would significantly impact cashflow.

Some regulation is needed for builders not to launch projects before clearances ...

I feel for the investors in the mint towers...and hope they feel adequately compensated for this..

Just by saying the progress is good does not solve the purpose. I suggest that since GPL is saying that delivery will happen in 2011 end so they should give us a month wise milestone list against which we can gauge the physical progress. This will help us in binding the builder to give timely possession.

Also we should also ask for a letter saying that say if delivery does not happen beyond nov 2011 we will receive penalty of rs.2.5 per sq.ft. from GPL.

As per my discussion today, GPL is still trying to get the approval and probably within a month time it will be clear whether they are going ahead with Mint tower or not.

Further, as per my estimate there will be some delay in the possession. As per latest photographs on their website, plastering on any of the building has not finished and after that interior will take good time.

Recently, i met with one international property consultant and as per their openion also, there are good chances of delay in project.

As per the latest buzz, GPL is going to announce one residential project in setor 79.

In my openion, rate is lower than other nearby properties due to:
1. No advertisement
2. Being first project in the area
3. Not using broker community

Hello GPL Mint Towers owners-
It was me who has posted this following blog last month. I have deleted due to some personal reason and wanted my money back from GPL without any conflicts. Fortunately have got my money back y'day and I have bought a bigger 3 BHK flat in Noida with a reputed big builder. First I have decided to take an action but my parents suggested to get refund then do anything because my money was with the builder. I had a long discussion with builder and broker Infracon (Mr Praveen and team) plz don’t trust them they are only speak in favor of GPL not customers . Both builder n broker kept us in dark and don’t' know future of MINT tower. When I have asked abt approval status they said they would again try n gave me a settlement letter that was in their favor but at the end of the day I have got my money back with a very good interest rate. I am one of the victims and just want to aware all of you serious end users. MINT tower may come or may not but according to broker it will never come. Eventually it will be ur decisions to wait n watch or quit , I have opted to quit.

****I have also bought a 2+1 BHK flat in MINT tower in 2009. I have a bad breaking news. I had a word with GPL officials yesterday (29Dec 2010) and they said that building/floor plan has been rejected by Haryana Govt after a long wait of 1.5 yrs, reason is they have got approval for Villa on the same plot and without approval they have launched a new MINT project. That's a very big loss for us. Now they are again trying and will take again same 1.5 yrs to 2 yrs and no guarantee at all whether they will really start construction and deliver. May be they could also scrap this MINT project and return money. I had also a word with property agents and they have also doubt on this project completion and they are suggesting to quit. I think we need to meet and discuss and take an immediate action. What you think please let us know. Now what to do now. if we quit at this time again we will not get any property in the same rate around this location and also if they will start then it would be risky.****

Got a letter from GPL today mentioning that EDC/IDC has been increased to Rs 333/- psft and the increased amount to be paid at the earliest. Thats a big increase from the previous Rs 180 psft. Has anyone else got the same intimation?
