Eden Heights Dec 2012

Guys - the site is up...i received a lot of inbox messages from folks seeking update on the project. For those who cant access the facebook page here is the latest and greatest

1. The project is running late by 2 years but there is light at the end of the tunnel - june 13 is looking very likely
2. Interior finishing work is going on - kitchen tiles are done, lifts are installed in several towers.
3. Mint towers is work in progress and so is the EWS apartment
4. there is a lot of construction all around so as part of the gurgaon manesar 2031 plan - the sectors beyond sohna road are the new grugaon sectors and will see a lot of development
5. SPR is still suspect...the revised timeline is June 13 but  a KM strtch is under litigation...eventually it will come up because there is a ton of investment already happened around it so its only a matter of time and political pressure (builder/HUDA) and as soon as it comes up
6. Resale of 2150-2190 is approx 5400 (builder will offer buy back of 5100-5200) and if you are patient you can get approx 5400 right now.
7. Indus Valley school which is 50 meters from the GPL project is operational

implications of possession in 2013
1. infrastructure in sec 70 and neighboring sectors (roads, power, street lights - considering how safe gurgaon is :) )
2. connectivity via SPR (its really not feasible to use the badshahpur road to travel everyday)
3. security and safety in the neighborhood

this a quick update. thanks for the patience guys - we'll been in it together for several years and its only a few more months now

Hello, My name is Jetinder and have recently started following this blog. I also have a flat in GPL Eden heights and am also closely following up on the construction status .
I want to know if people on the blog have come in together to put some pressure on the builder to give delivery at the earliest.
While I agree with your comments on the construction status but given the fact that a lot of people like me would be having rentals as well as EMI's ,we need to get in at the earliest.

Please confirm how the people on the blog jointly communicate

oh shoot! this really messes up with our plans as well. builder had given us to understand that this will be over by dec'12, but we still worked with a may'13 deadline. same boat as jetinder. not that it is much of a game changer, but isn't there a builder penalty and power of mass persuation? thoughts welcome...by the way, found this blog quite useful. compliments for the effort. shamni

Hi, my name is Deepak and I also purchased a 2190 Sqft. apartment in 2007 at the pre-launch time. I have been visiting the site every six months and the standard reply I get is, it will be ready in the next 6 months. The last update given to me in September 2012 was that the possession will be in March 2013.
I agree with Shamni, is there no provision under Consumer court rules for the builder to pay us the penalty for delay in possession? Also, the original plan of swimming pool location in middle of the buildings has been changed now and the pool with relocate where currenty the sample-apartment is located. I have been paying the PLC for pool facing which they are now saying that it would be deducted from the final payment. Will be great to hear more comments on this issue.

Hi,

We really need to worry now and possibly get together and meet the builder. I am told by several people that builders in NCR do this routinely, they keep delaying the projects and rotate the money in other projects. We already are witnessing how Mint has started work and i hope they now do not make us wait for all of 2013. i know of cases (in other projects) where people are being forced by builders to resell the property back to them. Not being alarmist, but, if nothing else, we would all get to meet...shamni

Hi,

The revised timeline for the project is now July 15. A person close to the project has given us this estimate... I wonder how many among us are alright with this delay? would like to know all your views. rgs, shamni

hi i am owner of flat in tulip project..close to yours. we too expect possesion mid this yr. my concern was also reg. school trsnsport. all of us who need it must see how many kids in each school so we can get their buses coming there. i know one each kid for dps sector 45, dav sec 48, and salwan. pls chip in with school names n no. of kids. i know infrastructure is also key zdevelopment so we can shift there but thought of getting this thought running.

Good to see some new voices...i was beginning to get depressed :)

Naveen, you are probably right...and to give many of you credit, you have been pretty vocal in the past (referring to old posts). And fm what i understand, this project is already behind by over a 1 yr???

but at least now, we can all meet the builder together. by that i mean Mr. Gupta himself at the signature tower office.

Vik -- the originator of this blog -- has been doing a remarkable job! he has also expressed his worry in the past and has been accurate with observations...

hoping that i am not too late in joining the rally-cry raised by many of you in the past.

Ashish, you have raised a very good point. shifting to sect-70 is not only about eden heights, but how the whole neighbourhood should evolve and grow. fm my limited knowledge, i can add: one more dps - sect 45 and shikshantar to your list.

at the end of the day, development of infrastructure is a chicken-and-egg situation. are we going to wait for it to happen, or be the early movers who make things happen? given the robust voices on this blog, something makes me believe that we all fall in the latter category.

time to get impatient -- once more cheers!

Hi Shamni,
Agreed with you that Its high time now & we should meet Mr. Gupta (If someone from this Group can take the initiative to setup the meeting, as I am new in this group & don't aware about the contacts.

During this meeting, we can ask about their future plans about the maintenance of the society and basic needs just like water & Electricity. As Per my discussion held with Mohit last week, Water connection is the biggest show stopper now.

and we should encouage the families to move in their place as earliest (Surely basic infrastructure is essential to move), so that we can make & developed the place according to our requirement.

Hi,

was reading the old posts, from those i gather that Vik has already met Mr. Gupta in the past. He has also been active in urging future residents of Eden Heights to meet and discuss progress. Would like to hear from him and others who have been active on the subject...am sure you all may have better view on this.

Am i right in concluding that barring 3-5 people, many are at peace with July and even latter deadline on the project?
btw, have already established contact with Naveen.

I am in Mumbai,but if a date is fixed and some time given,I will come and join the meeting.
I had booked a 2190 sq ft flat.
The dealay in completion of the project has upset our our plans.
GPL is not commiting any dates in writing despite my repeated mails.They are silent on the subject.

all - thanks for being active on the blog. There is a facebook page - pls register there to get notifications of meetings with GPL folks. There are at least 30-40 end users who have expressed interest to move into gpl and some members (those who are in NCR taking active lead to work with the builder on possession)

We just bought property a week back in this project. It's scary to read these comments. Now that we have already paid not sure we can do anything but wait. Any general idea on when possession will be given. They say 3 months but our guess is 6 months. Anybody who thinks will take longer than that? ???
